House: The house is a split level ranch with approximately 1400 sq ft of living space and a partial basement.  It has been extensively renovated since it was built in 1948.  A river-facing family room addition was added in 1992. We installed a new roof with asbestos shingles 5 years ago and added seamless gutters with bonnets 2 years ago.  The exterior is low maintenance vinyl siding.  Windows are Anderson Thermo-panes with a clad aluminum exterior in the family room, and double-pane vinyl tilt-in units elsewhere. The front of the house, shaded by a large hemlock, is shown below.  There is a one car attached garage with a new insulated door and automatic opener.

 Family Room:  This comfortable room is 12' x 35', large enough to allow two groupings of furniture so it can serve multiple functions.  It is accessed by two short flights of stairs, one at each end of the room.  A door at the top of each flight of stairs allows the room to be closed off if desired to create separate sound spaces.

The room is panelled on three walls with easy-care knotty pine, and has a cathedral ceiling.  The exterior wall on the river side is almost entirely glass, with six combination fixed glass/operable awning units and an Anderson sliding glass door bringing morning sun and gorgeous river views into the room.  Two operable skylights, combined with the windows and the ceiling fan, provide inexpensive cooling. The glass doors of the 8-year-old Jotul woodstove let you enjoy the fire while cost-effectively heating most of the house. 

The sliding door leads to the attached 13' x 13' deck.

Bathroom:  The bathroom was completely remodeled 2 years ago.  The plumbing and fixtures are high quality units, including a Toto toilet and a Hansgrohe shower set with two heads.  The floor and tub surround are tiled with tumbled stone tiles.  The cabinetry is Kraft-Maid cherry with hammered metal pulls.  The countertop and backsplash are granite.  Numerous towel bars in a satin nickel finish match the shower plumbing.  A skylight provides bright natural light.

Master Bedroom:  The master bedroom, which is next to the bathroom and at the back of the house, is 12' x 13'.  It has vinyl wallpaper in shades of off-white, and pine tongue-in-groove flooring.  The clothes closet has 6' of hanging space. This room enjoys beautiful river views from both windows.

Bedroom 2:  The front bedroom is 12' x 12' and has been painted with a ragging technique in shades of pale peach.  Like the master bedroom, its floor is pine tongue-in-groove, and the clothes closet is 6' long.  There is a nice view of the river from the south window.

Dining Room:  The large dining room, between the bedrooms and the kitchen, has a large vinyl picture window overlooking the front yard.  On the opposite wall, the door to the family room is mostly glass, allowing a view of the river even when closed.  We installed recessed can lighting with dimmer switches for dining ambiance.  The interior unit of the split air conditioning system is centrally located in the dining room, from which it easily cools the entire house on the hottest summer days. The flooring is maple.

Kitchen:  The kitchen is 12' x 17' and is open to the dining room.  It also has a door to the basement stairwell. 

This room was completely remodeled 8 years ago, with Kraft-Maid cherry cabinetry, tile countertops and backsplashes, and a deep enameled cast iron sink.  The floor is covered with Armstrong vinyl flooring.  The refrigerator, stove, microwave and dishwasher were replaced 8 years ago with Whirlpool Gold and Kenmore Elite appliances. 

A skylight floods the room with light.  There is a window overlooking the front yard, as well as one overlooking the family room, allowing the cook a nice view of the river.

Basement:  The 30' x 30' basement is easily accessed by a stairwell from the kitchen or by a full-height exterior bulkhead entry with a few stairs from the back yard. 

The stairwell from the kitchen has recently been repainted and has new track lighting and hooks for hanging mops and brooms.  The exterior entry makes it easy to store even long items such as kayaks and rowing shells in the basement. 

The washer and dryer in the basement are 8 years old but have been used very little.  They are energy star Whirlpool appliances.

The basement contains a large, cedar lined storage closet with shelving and clothes-hanging rods, as well as a workbench and a large set of deep, floor-to ceiling built-in open shelves.  

Neither we nor the previous owners have ever experienced any exterior water coming into the basement. 

Front entry: The front entry is panelled in knotty pine with new polypropylene berber carpet that hides dirt and is easy to clean.  Hooks on the walls allow casual hanging of hats and coats, and an in-wall cabinet houses a fold-down ironing board.  Opposite the front door, a sliding glass door leads to the family room and allows an unobstructed view of the river immediately upon entering the house.
